Installed means installed: haul-away of the old door, new torsion springs sized to the new door's weight, new rollers, track inspection or replacement, and opener travel/force reset. Single-car doors run roughly 60–70% of the double-door numbers.
Why insulation matters more here than curb appeal
In Surprise, the garage door is the biggest single heat gate on the house. A single-layer steel door on a west- or south-facing opening radiates like a griddle by 4pm — that's why the garage freezer struggles and the bedroom over the garage never cools. A polyurethane sandwich door (R-12 to R-18) knocks garage temps down meaningfully, runs quieter, and takes a bump from a car mirror without showing it. If you're comparing quotes, compare the layer count — a "steel door" quote that's suspiciously cheap is usually single-layer.
Color and sun, learned the hard way
Dark-painted doors look sharp against the desert palettes HOAs favor in Marley Park, Verrado, and Estrella — but dark colors on unshaded west-facing doors run hot enough to fade fast and, on cheaper doors, to warp the top section. Most manufacturers void the warranty on dark colors for exactly this exposure. We'll tell you if your opening can carry the color you want, or show you the two-tone and faux-wood-look options that survive the exposure.
HOA note, from experience
Most West Valley HOAs — and nearly all of them in the master-planned communities — require architectural approval for a visible door style or color change. Like-for-like replacement is usually exempt. We provide the spec sheet your ARC form asks for; approval typically takes two to four weeks, so start that clock before the old door fully dies.
